According to recent industry research, 91% of consumers and 87% of real estate professionals believe that a roof color that matches the rest of the exterior increases the value of a home. Despite this overwhelming agreement, most homeowners don’t even consider their roof when planning improvements.

“Your roof represents up to 40% of what people see when they look at your house,” explains Jeff Berzolla of Instant Roofer, a platform that uses AI-powered roof calculators to deliver accurate roofing estimates nationwide. “It’s one of the biggest visual elements of your property, yet it’s the last thing people think about when they want to increase curb appeal.”

In addition to visual appeal, roof color has an impact on energy efficiency. Dark colors absorb more heat, which potentially increases cooling costs in warmer climates. Meanwhile, lighter shades reflect sunlight and can help to reduce energy bills. This practical consideration increasingly influences buyer decisions the more that energy costs continue rising.

Charcoal and Dark Gray: These colors offer versatility and sophistication. “Gray works with almost any exterior color scheme,” notes Berzolla. “It’s modern enough to feel current but classic enough to age well.”

Earth Tones: Browns, tans, and warm grays complement natural materials like stone and brick. These shades particularly shine in suburban and rural settings where homes blend with natural surroundings.

Black: While bold, black roofs create striking contrast and work especially well with white, cream, or light-colored exteriors. “Black makes a statement, but it needs to be intentional,” Berzolla explains.

What to Avoid: Bright blues, greens, or reds might express personality, but they can limit your buyer pool. “Unique colors are risky because they’re so personal,” warns Berzolla. “What you love, the next buyer might hate.”

Maybe it was a bright red tile that clashed with everything, or a faded green that screamed ‘outdated’. Compared to kitchen renovations, these aren’t expensive fixes, yet they do have a similar impact on buyer perception.
